Sunken Pavers Repair in Cape Coral: Why the Base Moved

Sunken pavers repair in Cape Coral is a rainy season problem more than a wear problem. A driveway that sat flat all winter develops a dip near the apron, an edge lifts along the walkway, and one paver rocks under your heel every time you walk past it. The pavers are usually fine. What moved is underneath them. Here is why our soil does this, what the different kinds of settling look like, how the repair actually runs, what changes the price, and why this work has to happen before anyone seals anything.
Why Pavers Sink in Southwest Florida Soil
Pavers do not float on their own. They sit on a compacted base of rock and bedding sand, and every settling problem is really a base problem.
What Moves the Base
- Sandy soil and rain volume: Our base drains fast, which is good, until a heavy summer washes bedding sand out from under a section and leaves a void.
- Downspouts and irrigation: Water dumped repeatedly in the same spot cuts a channel under the surface long before anything shows on top.
- Vehicle weight at the apron: The driveway entry takes the most load and is usually where a dip appears first.
- Poor compaction at install: A base that was never compacted properly finds its own level eventually, usually by the third or fourth wet season.
What Settling Actually Looks Like
Four Patterns Worth Knowing
- The dish: A broad shallow low spot that holds water after rain. Usually a washout under the middle of a section.
- The lifted edge: One border course rides high while the field drops beside it, leaving a lip you can catch a toe on.
- The rocker: A single paver that tips when you step on one corner. Void directly underneath.
- Joint failure: Sand washed out of the joints, weeds coming through, pavers starting to spread apart and lose interlock.
The last one matters most. Once interlock is gone, the surface stops behaving like one piece and the movement accelerates.
How Sunken Pavers Repair in Cape Coral Runs
- Find the water: We look for what put the water there, whether a downspout, an irrigation head, or grading that runs toward the low spot. Resetting pavers without fixing the cause buys you a season.
- Lift and stack: The affected pavers come up and get set aside in order so the pattern goes back the way it was.
- Regrade and recompact the base: Rock and bedding sand are replaced, graded to drain, and compacted properly. This is the actual repair. Everything else is putting the surface back.
- Reset and re-level: The original pavers go back down, leveled against the surrounding field so there is no lip left behind.
- Joint sand at full depth: Joints get filled properly to restore interlock, which is what keeps the section acting as one surface again.
What Changes the Price
Sunken pavers repair is quoted by what has to come up and what is found underneath, not by paver count.
The Real Cost Drivers
- Size of the affected area: A single rocking paver is a different job from a full apron that has dished.
- Depth of the washout: Shallow bedding sand loss is quick. A deep void means more base material and more compaction.
- Whether the cause is still active: A downspout or irrigation head that needs redirecting is part of doing the repair once instead of twice.
- Matching pavers: We reset your existing pavers wherever possible. If some are cracked beyond reuse, sourcing a match on an older install is not always simple, and we will tell you straight if it is a problem.
Repair Comes Before Sealing, Every Time
This is the part homeowners across Cape Coral and Lee County most often want to skip, and it is the one that costs money later. Sealing locks joint sand in place and puts a coating across the surface. Do that on a section that is still settling and you have sealed in a problem that then has to be stripped off to fix properly.
So the order is paver repair first, then the clean, sand, and seal. We run both, so there is no coordinating two companies and no argument about whose work moved. Nick Piga is Trident Master Certified, and we are specialists, not spray-and-go.
Local FAQ
Can you fix just the one paver that rocks?
Usually yes, but we will look at what is around it first. A single rocker often sits at the edge of a larger void, and repairing only the visible paver leaves the rest to show up next season.
Will the repaired area match the rest of the driveway?
We reset your original pavers rather than replacing them, so the color and wear match by definition. The repaired section can look cleaner than its surroundings until the whole surface is cleaned and sealed.
Do you install new paver driveways?
No. New installation is a different trade and we do not do it. We repair, restore, and seal existing pavers, and we are happy to point you toward an installer.
